Throughout your life you will be faced with many pivotal and forever changing moments. Buying a house is one of these moments. At Strano, we understand not only the importance of finding a house that fits your needs, but also finding a place that you and your family will call home. Before we can help you with your search for your future home, there are a few things you can do to help make the process efficient and timely.

Get Your Financial Information Ready

There are two pieces to the puzzle that you will want to prepare before you even begin talking to a Strano Real Estate Agent. The first is know your credit score. Your credit score is one of the major factors that lenders will look at when approving you for a home loan. Knowing your credit score will ensure you are informed and knowledgeable before speaking with a lender. Finding your credit score is easy as you can do it online for free. Visit annualcreditreport.com to check your credit score with the three major credit report companies; Experian, TransUnion, and Equifax.

The second puzzle piece is getting a pre-approval from a mortgage lender. Strano provides a Pre-Qualification Calculator that can give you an idea on what is affordable to you. However, it is very important to meet with a mortgage lender. Visit the following website for more information on Loan Pre-Approval.

Find a REALTOR®

While purchasing a home is an exciting time in your life, it can also be extremely overwhelming and stressful. Choosing the right REALTOR® can help ensure the buying processes goes smooth. Strano Agents are trained to the highest standard of customer satisfaction. It is one of the reasons we have been able to maintain a 94% customer satisfaction rate. It is important to keep a few things in mind when choosing a REALTOR®:

  • Trust and Comfortability. Make Sure you feel you can trust the agent you are working with and that you are comfortable with their working knowledge of the area you want to live in and communication style.
  • Ask Questions. A few good questions to ask an agent when interviewing are:
    • What is their background? Are they a full-time or part-time real estate agent?
    • What types of properties do they primarily work with?
    • Do they have access to the Multiple Listing Services® (MLS)?
    • Do they have good relationships with other agents in the area?
    • What will they do from a research standpoint for finding your future home?
  • Interview more than one agent. If you are not comfortable with your gut reaction to an agent you are interviewing, do not be afraid to interview multiple agents before making a decision. It is important that you make a well-rounded and educated decision when selecting a REALTOR®.
  • Enter into an Agreement with your REALTOR®. This will ensure that they are working and representing you. It will create a client-agent relationship which is important from a confidentiality standpoint.

Start Your Home Search

Equipped with a price range in mind and a knowledgeable REALTOR® at your side, you will be ready to start searching for your future home. It might be a good idea to create two lists during the home search process; a needs list and a wish list. Your needs list should be the absolute essentials to what you need in a home; two bathroom, three bedrooms, two car garage etc. Your “wish list” should be all of the extra features that would be great to have but not essential to the house being functional for you. Examples are a swimming pool, bathtub with jets, and media room. All of these things would be wonderful to have, but not essential to your day to day functions. Along with using your REALTOR® as a trusted home search source, you can also utilize Strano Home Finder. This online tool is great for notifying you about homes that fit your search criteria, as well as, homes that are new to the market and price drops on homes in your search. This tool will help save you time with your online search process.

You Found a Home!

Once you find a home that fits your needs, it is time to make an offer. You’ll be at ease with a Strano REALTOR® to guide you through this process. Your REALTOR® will help you determine a fair offer, ensure documentation is handled correctly, guide you through each step, and help with any negotiations. Once both the buyer and the seller accept the terms of a contract, and the contract is signed by both parties, there are only a few more steps before moving day!

Inspections and Loan Approval

You should never buy a home without having inspections conducted by a licensed professional. Your Strano REALTOR® can help refer you to professional home inspectors. Your lender will require certain inspections of the property such as a survey of the property. Once the property has been inspected it is time to re-visit your Mortgage Lender for final loan approval. After your loan is approved, your Strano agent will be able to assist you in preparing for your closing date.

Closing Process

24 Hours before closing you will want to do a final walk through of the property. This will solidify that all the terms of the agreement have been completed and all repairs outlined in the contract have been made. Closing consist of several documents, your Strano agent will help you in making sure you have all documentation for closing. After closing, enjoy the moment of receiving those keys because all of your hard work has paid off and you now are a proud home owner!
